Privacy Policy

SmartPropLeads (“we,” “us”) provides real-estate lead information for the Dallas–Fort Worth area, compiled from public records, along with related tools such as AI scoring, comps, skip-tracing, and direct-mail fulfillment. For any privacy question or request, contact support@smartpropleads.com.

• Account information — name, email address, and phone number (used for account verification), plus your password stored in hashed form.
• Billing information — payments are processed by Stripe. We receive subscription and transaction records (plan, amount, card brand and last four digits) but never see or store your full card number.
• Usage information — searches you run, leads you save, orders you place, and technical data such as IP address, device, and browser type, used to operate and secure the Service.
• Communications — messages you send us, including the contact form and support email.

The Service compiles property and ownership information from public sources — county appraisal districts, County Clerk deed records, and MLS listing status — and computes derived signals such as motivation scores. This information relates to properties and their owners of record and is drawn from records that are public by law.

Where a customer orders skip-tracing, owner contact details (phone, email) are obtained from third-party providers at the customer’s request. Customers are contractually required to use all data lawfully, including compliance with TCPA, Do-Not-Call, and CAN-SPAM rules (see our Terms of Service).

If you are a property owner and want your information suppressed from the Service, email support@smartpropleads.com with the property address and we will remove it from display.

• To provide, maintain, and improve the Service and fulfill orders you place.
• To send transactional messages — account verification, password resets, receipts, and service notices.
• To send product updates or marketing you can opt out of at any time.
• To prevent fraud and abuse and to comply with legal obligations.

We do not sell your personal information.

We use essential cookies to keep you signed in and, with your consent, Google Analytics and Google Ads measurement cookies to understand how the site is used. Analytics cookies are off by default until you accept them in the consent banner (Google Consent Mode). You can change your choice anytime via Cookie settings.

We share information only with service providers who process it on our behalf:

• Stripe — payment processing.
• Resend — transactional email delivery.
• Twilio — phone verification codes.
• Google — analytics and ads measurement (only with your consent).
• Hosting and infrastructure providers (Vercel, DigitalOcean) — running the Service.
• Skip-trace and direct-mail vendors — fulfilling orders you place.

We may also disclose information if required by law, or as part of a merger, acquisition, or sale of assets (in which case this policy continues to apply to previously collected data).

We keep account and transaction records while your account is active and as required for legal, tax, and accounting purposes, then delete or anonymize them. Data is encrypted in transit, and access to production systems is restricted. No method of storage is 100% secure — if we learn of a breach affecting your data we will notify you as required by law.

Depending on where you live (including under the Texas Data Privacy and Security Act and the California Consumer Privacy Act), you may have the right to access, correct, delete, or receive a copy of your personal information, and to opt out of targeted advertising. To exercise any of these rights, email support@smartpropleads.com from the address on your account. We will respond within the time required by applicable law and will not discriminate against you for exercising your rights. You can also change your password or delete saved data anytime from your account settings.

The Service is for business use by adults. We do not knowingly collect information from anyone under 18; if you believe a minor has provided us information, contact us and we will delete it.

We may update this policy as the Service evolves. Material changes will be announced on this page with an updated “Last updated” date, and — for significant changes — by email to account holders. Continued use of the Service after changes take effect constitutes acceptance.
